Co-Hosting Made Simple!

Our distinctive co-hosting service provides experienced co-host support to both new and existing hosts, enhancing their ratings and helping them maintain or achieve SuperHost status. We are not property managers, but we provide operational support. You retain your status as a host, collect all earnings, and funds are directly deposited into your bank account, or we can host on your behalf. We are here to augment you as a host and give you the resources you need to scale and win!

Whether you're new to short-term rentals or an experienced host seeking support, we provide the assistance you need with an easy-to-understand pricing model for short-term rentals operational support.

What We Do - Short-term Rental Management

At MTHS, we blend cutting-edge technologies with human interaction to provide hosts with a winning formula for success! This encompasses exceptional automated rental management, expert consulting, excellent customer service, and high-quality housekeeping using eco-friendly cleaning products. We offer comprehensive support across various platforms, aiming to ensure your success and profitability in the short-term rental business!

What Makes Us Different

We are full-time, professional co-hosts, hand-selected by Airbnb for meeting their highest standards, six months before the official launch of their Co-Host Network Program. MTHS earned this recognition through our strong commitment to quality and exceptional guest service. We bring this level of commitment to all our hosts.


As professional co-hosts, we offer clear, tiered pricing per booking with no hidden fees, just straightforward, predictable costs you can trust. All guest payouts go directly to the host, and service fees are typically billed monthly.

Core services

Tier 1 - GOLD (Management)

 Our management service includes:


  • Creating new listings (if needed) host host-owned and controlled
  • Maintaining listings across all booking platforms
  • Managing booking inquiries and requests
  • Providing professional property photos
  • Offering remote support and coordinating on-site guest services
  • Sending automated and personalized guest messages
  • Handling guest reviews, disputes, and the enforcement of house rules
     

This service is available outside of Northwest Georgia.

Tier 2 - PLATINUM (Operations)

 This advanced service includes everything in Tier 1, plus:


  • Detailed forensic reporting of major guest violations
  • In-person unit inspections
  • A direct booking site at booking.mthsga.com
  • Dynamic pricing management
  • After-hours guest support from 8 AM to 8 PM ET
  • Full local ("boots on the ground") management
     

Available exclusively in Northwest Georgia.

Tier 3 - DIAMOND (Full Hosting)

 This top-level service includes everything in Tiers 1 and 2, with the added benefit of full MTHS branding.


  • Your property will be hosted under the MTHS brand — MTHS becomes the face of your listing.
  • We’ll create a brand-new listing from scratch or join your existing Airbnb account as a co-host.
  • Listings on other platforms (e.g., VRBO, Booking.com) will be managed through MTHS-branded accounts.
  • Property owners/hosts remain anonymous.
  • Includes our Basic Maintenance Service (see below for details).
     

Exclusively available in Northwest Georgia.

A La Carte Services (NOTE REQUIRED BUT AVAILABLE)

Housekeeping

Our housekeeping service offers turnover services tailored for short-term rental hosts. We prioritize eco-friendly products that are both environmentally safe and beneficial for our guests and team members. Pricing varies based on the unit's configuration. Availability of this service is limited in some areas of Atlanta.

Subscription Linen Service

BEDROOM: All beds must be queen-sized to qualify. Each turnover will include the fitted sheet, flat sheet, pillowcases, and duvet. Comforters, mattress covers, and pillow protectors will be changed monthly or they fail turnover inspection.


BATHROOM: All bathrooms will be equipped with a white bathmat, bath towels, washcloths (one for every 2 days of the guest stay), and a makeup towel.


Hosts are not required to maintain extensive stocks of white linens for their guests. This saves money during the initial setup of a new rental unit and decreases the time housekeeping teams spend inside the unit, eliminating the need for laundry during turnovers. Availability of this service is limited in some areas of Atlanta.

Basic Maintenance

Provides services that include all tasks that fall outside of the property turnover housekeeping. These are performed, time permitting, between guest stays. Availability of this service is limited in some areas of Atlanta.


These include the following, but are not limited to:

  1. Changing digital lock batteries.
  2. Changing failed light bulbs.
  3. Changing security camera batteries (Unless managed by the Host).
  4. Change any air filters.
  5. Change air fresheners.
  6. Unclog bathroom drains.
  7. Ozone treatments (when required) for odor removal.
  8. Basic pest control treatments which include bed inspections.
  9. And more!

Toiletries

We provide toiletries for each turnover at a fixed rate, eliminating the need for hosts to manage inventory. Availability of this service is limited in some areas of Atlanta.

Consulting Services

EVALUATION: An MTHS team member will assess your current setup and offer recommendations.


DESIGN: The Co-Host will advise on staging requirements for the property and provide a detailed list of suggested purchase items. The host is responsible for ordering and arranging delivery of all items to the property.


UNIT SETUP: The Co-Host will handle all tasks necessary to set up the newly purchased products in the unit, including assembling furniture, hanging art and curtains, placing decor, setting up the kitchen, installing security and monitoring devices, and configuring them.
